Dos and Don’ts of Home Drains: Preventing and Dealing With Clogs

Clogged drains are one of the most common, and most annoying, problems a homeowner can face. While a clogged drain can be caused by a variety of factors, it’s important to know how to handle it. This article is going to discuss a few common “dos and don’ts” of preventing and dealing with a clogged drain.

Use a drain filter: Using a drain filter is perhaps the quickest and easiest way to prevent drain clogs. Whether it’s in the kitchen sink or in the shower, a drain filter will prevent things like large food remnants and hair from going down the drain in the first place. This can significantly reduce the chance of dealing with a clogged drain because the larger items that usually cause clogged drains won’t have the opportunity to make it into the drain.

Run the garbage disposal: If you have a garbage disposal in your kitchen sink, use it! Garbage disposals are designed to prevent clogs and keep things moving down the drain. If food remnants do enter the drain, running the garbage disposal with some water should help break them up and keep them moving.

Hire a plumber: Drain cleaning is generally something that should be handled by a professional. If you have a serious clog, don’t attempt to handle it by yourself. Homeowners don’t have the same tools that are used by plumbing services — and using the wrong tools can do more harm than good.

Use chemical drain cleaners: Acidic drain cleaners can do significant damage to your pipes. And if your pipes are around the average age of 47 years old, using drain cleaners could lead to needing to replace your pipes. Because of this, always hire plumbing companies to get the job done right. They have the tools and products to efficiently clear a clogged drain without causing more damage.

Pour grease down the drain: While many people think they can put anything and everything down the drain, that’s not the case at all. Greasy substances will not only cause backups, but they can actually coat the siding of your pipes and cause serious issues. So greasy products should be thrown away.

Hopefully, this article gave you some good tips on handling your drains. With some simple preventative methods, and a plumber’s number on speed dial, you should be prepared to handle any drain clog that comes your way.

4 Reasons You Should Hire a Realtor When Buying a House

If you’re buying a house, you may have considered searching on your own instead of looking for realtors. Although you may think that is the best option for you, using top realtors in your area to look at homes for sale will actually work out much better, and here’s why.

They have expertise

Because realtors are experts in their field, they are always aware of the updates and changes going on in the real estate industry. They are obligated to stay current on the laws, regulations, and practices. They also have access to homes that may not be available on public records. So this means your realtor might show you a house that isn’t up for sale on your real estate smartphone app yet.

You don’t have to worry about paperwork

If you’ve ever bought a house, or even if you haven’t, you can picture how much paperwork it takes. There are documents upon documents, and they are all typically very long. Most home buyers don’t have time to read all that. Even if you did have the time, would you understand all of it? Let your realtor help walk you through it.

They’re great with negoiation

Top realtors are great with negotiation because they can remain very level-headed. If you try to do the negotiating yourself, it’s possible for very passionate conversation because you’re fighting for your dream home. A realtor can remove themselves from the emotional aspects of the transaction.

They’re knowledgeable

Most top realtors work in a regional area, and they are probably local to your desired home location. This means they are familiar with the local trends. They know where the good school districts are, what neighborhoods have cheaper taxes, and if the asking price of the home is reasonable for the area. They also know where to find the items on your wish list for your new home.

Roughly 78% of recent homebuyers state that their realtor was a useful source of information. Without the use of top realtors, you may not be able to find the home of your dreams, close at the right price, or sift through all the confusing paperwork. If you’ve decided to purchase a home, make sure you hire a realtor.

In the last five years, almost half of the homeowners in the United States have chosen to not redecorate. In the past decorate, nine percent has left their home exactly has it was ten years ago.

On the other hand, some age groups enjoy redecorating and remodeling their homes. Many say that it helps turn a house into a home. The design process is what makes the home feel comfortable and relaxed. In fact, when homeowners were asked to describe what made a happy home, the majority claimed feeling safe and secure, being able to relax and being able to be themselves were the top three things that made them happy in their homes.

Without changing up the home decor or remodeling when necessary, how do you turn a house into a home, though? It is not at all uncommon to hire a designer or interior decorator to handle your home’s redecorating. The interior design industry is always booming. Interior designers know a lot of tips and tricks of the trade that can make the process easier for both you and them. From carpets and rugs, to wall hangings, to unique decorating rules, an interior designer can be exactly what you need to get started on one part of the house. After working with one for a few rooms, you may even be prepared to handle the rest of the house on your own if you choose!

One of the most important rules to remember when decorating is the “rule of threes”. This rule states that you should decorate with odd numbers rather than even amounts of items or objects. For some reason, it is more appealing and eye-catching to decorate in odd numbers. Keep this in mind for all your home decorating projects.

Another piece of advice interior designers will share with you is to make sure you leave space on each sides of a rug. If you add a rug to your living room or family room, around 12 to 18 inches of floor space should be kept open on all sides of the rug.

One last piece of advice is for hanging any art or photos on your walls. They should be hung around eye level. That means, when hanging anything on the walls, try to hang it at around 56 to 60 inches off the floor.

With this advice and these tips, you should be ready to start your next home decorating project. Will you consult with an interior designer on the design process first? Have you ever hired a decorator to redo your home? Let us know in the comments about your experience with redecorating and interior designers.

Commercial VS Privately Owned Real Estate: What You Need to Know

commercial real estateLooking to invest in real estate? There are two basic umbrella terms used to describe real estate, commercial and private. Both come with different terms and benefits for those interested.

Privately Owned Real Estate

In 2015, the primary reason for purchasing a home was the desire to own a home of their own. But as we all know, it is not a cheap feat. In March 2016, the average home selling price in the United States was $186,000, and that came with an average home loan mortgage debt per family of $9,855,269. The majority of these buyers purchased their home through a real estate agent or broker, and only eight percent of home sales were for sale by owner sales, the lowest rate recorded since 1981.

If a homeowner has trouble paying their mortgage, they have the option to refinance once they own equity in their home. Equity is the difference between the amount owed to the mortgage company and the worth of the home. This may not always give an immediate reprieve because to be approved, most banks and lenders will require borrowers to maintain their original mortgage for at least a year before refinancing. Across the board, this process can be extremely profitable, seeing that throughout the entire United States, the total amount of home equity cashed out from refinanced loans in 2015 was $12.2 billion, with the average length of the loan being 6.4 years.

Commercial Real Estate

Investing in commercial real estate is a fantastic way to gain extra income. Defined as any nonresidential property used for commercial profit-making purposes, commercial real estate includes shopping malls, office buildings, and industrial parks. Proven as a successful investment, funding of real estate technology startups reached $605 million in 2014, up from $241 million from 2013.

When owning real estate, it is also imperative to make use of tenant representation, which is a real estate agent who represents tenants when it comes to negotiating space for lease. If this process is not done properly, you may have to follow the procedure of dealing with a reo property.

There are many businesses available for hire when it comes to reo properties. Commonly owned as foreclosures, these are properties owned by the bank. When this happens, receivership services are available as court appointed parties used to manage property during these disputes. Their duties include takeover services, post takeover services, reporting, and attending court.

Legendary Texas Ranch Sells for $725 Million

farm lot for sale

The legendary WT Waggoner ranch in Texas was recently purchased in February. Stan Kroenke — owner of the Los Angeles Rams, and husband to Wal-Mart heiress Ann Walton Kroenke — had bought the ranch for $725 million. The WT Waggoner ranch, distinctive for its massive size, is 800 miles across, and is the highest-priced estate in the world. This is the first time the property has been listed for sale; after its establishment in 1849, the ranch stayed in the family for several generations.

Not surprisingly, such an old property comes with a legacy. Many of the employees on the ranch are now multigenerational — current employees have followed in their parents and even grandparents’ footsteps. While the majority of the immense estate is “untouched,” about 56,000 acres have been developed for oil, and the Waggoner family will retain 12.5% of the site’s mineral rights. The main uses of the ranch today are horse breeding, oil, cattle raising, and crops. There are currently about 14,000 cows on the property, as well as 1,100 producing oil wells.

Kroenke is no newcomer to ranch ownership, and in fact, was ninth on Land Report’s 2015 list of the largest landowners in the United States. With this recent purchase, he’s unlikely to stay in ninth place for long.

“We are honored to assume ownership of the Waggoner – a true Texas and American landmark,” said Kroenke in a released statement regarding the sale.

The typical ranch or farm lot for sale will, of course, not be as expansive as the WT Waggoner ranch. Nor will it be as expensive! There are a few reasons why ranches for sale are seen as investment properties by people like Stan Kroenke though the reasons vary depending on the property. Why invest in Montana luxury ranches, for example? Montana’s population is steadily growing, with a 14.1% projected to increase by 2043. Montana is also becoming a popular spot for activities such as fly fishing — now a $750 million market in the U.S. — and skiing, thanks to its many largely untouched outdoor areas.

If you don’t plan on being a big spender like Kroenke — or even Ted Turner, who purchased the 100,000 acre Flying D Ranch southwest of Bozeman for over $20 million in 1988 — you’d be more than typical. A farm lot for sale is an investment anyone may be interested in.
